Scope of Work:

The designer's intent was to create a mixed use development that provides new, quality affordable housing apartments and a church community facility in this South Bronx neighborhood. The facility has a healthy indoor environment achieved by using warm sustainable finishes and providing access to an ample amount of natural light. Amenities include residential lobbies, community room, a planted roof terrace, outdoor spaces, storage room, bike room, and on-site laundry.

The building's HVAC equipment include a central heating and DHW plant. Individual apartments are conditioned by packaged terminal air conditioning units. Common area spaces are heated and cooled by variable refrigerant flow heat pumps. Ventilation is provided by central rooftop systems.

Agarabi Engineering reviewed equipment installations to verify that they met the design intent and operational performance defined in the basis of design and owner’s project requirements. We created a commissioning plan, accomplished submittal review, completed prefunctional performance checklists (PFPCs), and reviewed startup tests.

Agarabi Engineering worked with the HVAC contractor to determine a method to test the HVAC equipment in winter operation mode.

 

A preliminary report of commissioning test procedures and results was completed and provided to the building owner. The report also included itemized deficiencies.
